Again, this was an Unreal Engine 5 tech demo.

This week, a new tech demo for new and upcoming Unreal Engine 5 features was shared under the guise of The Witcher 4. CD Projekt Red made it clear in a statement to VGC that what was shown "is a tech demo, and a first look at the cutting-edge technology powering The Witcher 4 - but not The Witcher 4 itself."

Epic has officially released Unreal Engine 5 for developers to use. This comes about two years after Epic Games revealed their new engine with a tech demo release. Today's release of UE5 comes alongside a new playable demo, Lyra, and a "City Sample" that is the full city from The Matrix Awakens.

Bandai Namco released a new trailer today for the Project Morpheus tech demo, Summer Lesson. Summer Lesson is essentially you meeting up with a Japanese schoolgirl who is tutoring you outside of school. You just kind of hang out with this virtual girl in her room and I don't really know much more about this game outside of it being made by the Tekken team and Katsuhiro Harada. There's just something a little off/unsettling about this tech demo.
