then at level 13 go into the Fun box room (DONT GO UPSTAIRS!) Then have two guys watch the door and the other two keep them away from the three windows.

It's good to not open up the new areas (box room, upstairs) until you have to, but eventually you do need to move up there too.

I just played a round with 3 random people...was fun, but someone opened up the box room too early so we were spread out too thin. Got overrun at a measly level 12.

Nah. Nobody there was really experienced, so I don't think they knew when to abandon which area and move on. I think they just wanted to get some cool weaps from the box. One dude got a flamethrower, so that helped out a bit. Honestly, I didn't even care. That was my first game with other folks, and it just rocked.
